What is a home inspection and what is covered during the service.
A home inspection is a non-invasive, visual examination of the accessible areas of a residential property (as delineated below), performed for a fee, which is designed to identify defects within specific systems and components defined by these Standards that are both observed and deemed material by the inspector. The scope of work may be modified by the Client and Inspector prior to the inspection process.
A home inspection report shall identify, in written format, defects within specific systems and components defined by these Standards that are both observed and deemed material by the inspector. Inspection reports may include additional comments and recommendations.
Roofing
Every roof is walked on during the inspection when considered safe. Roof covering is determined and checked for damaged or missing pieces, exposed nails, staggered runs, and active water leaks. Plumbing pipes, gas, vents, utility lines, and any other penetrations are observed for defective water seals. Gutters and downspouts will also be looked at.
Exterior
The structure wall covering is determined then checked for sealed penetrations and damaged pieces. All exterior doors are looked at and a representative number of windows. Driveways, walkways, and surrounding grounds are observed. Attached decks, porches, balconies, are inspected also.
Basement, Foundation, Crawlspsace, Structure
Cracks, separation, water leaks, bowing within the walls, are a few things the inspection will report on. Type of foundation will be determined.
Heating
Inspection by using normal switches will be done to ensure the system turns on and operates.
Cooling
Inspection by using normal switches will be done to ensure the system turns on and operates.
Plumbing
The main water supply is identified. All toilets are flushed while sinks and showers are turned on and checked for hot/ cold water, pressure, and leaks. Water heaters are inspected, outside faucets are checked, and all exposed drains are observed.
Electrical
The main power supply is identified. GFCI/ AFCI are checked for proper placement and tested. A representative number of receptacles are tested,
Fireplace, Chimney
Both soild and gas fueled fireplaces are checked for any damage and fire hazards. Chimneys are observed for any damage and proper exhaust clearance from the roof and other structures.
Attic, Insulation, Ventilation
Proper ventilation for moisture control and insulation depth/ placement for heating and cooling efficiency are observed in the attic. Roof bracing and structure are also looked at.
Doors, Windows, Interior
Cracks, water leaks, leaning walls, and other defects can be found inside. A representative number of windows and doors are inspected. Every accessible room is walked through and observed.
